GD, thanks for the pics. I saw you posting the other day and was going to ask how things were coming along. Wish I had. Good to see you're slowly making progress. And hey, it might be mess but at least it's your mess. LOL. Let's see. Maybe you have a 30 yr mortgage? Well, that's how long you'll be working on it so there's no hurry. Take it from a guy that knows. Nice to see you a little more active on the forum, bud.

thanks all.bow range is in the garage.its about 30' from wall to garage door.i have a little room in the garage you can see in one of the pics that will be my camping, hunting, bow room.got the pvc to make a paper tuning rack.i shoot at that card board box.so far i have removed 3 or 4 treees and 4 more that need to go.not going to paint the place just going to reside it,new roof and gutters.it's right at 1800sqf not including the garage.lot is just under a 1/4 acre.inside is nice ish but needs some finishing touches.

love having my own house.i am tareing out the whole yard, leveling it and re seeding.from that point it will be a blank slate to work with.we have allready hualed out 6 or 7 full trucks loade of yard waste.we will lay that fake hardwood through the entire house besided the girls bedrooms.going to refinish the cabinets in the kitchen.need to get rid of the popcorn cealing.and some other stuff.it has new stainlees still stove, cook top oven.new fridge and washer and dryer wich all came with it.i will take pics after a good cleaning.

just paid my property taxes yesterday a stagering 2800.00:eek: .its a slow going process but i think we will drop around 30k in it and when the market goes up i should be able to re sale for around 280-290k.we paid about 175k not includeing all the costs that go with closeing.it is valued at 202k as it sits so 20k in equity in 8 months, and that is real market value.

houses are not cheep around here at all.my buddy got near the same place as mine in a diff county and he only paid 110.

Looks great Chris. All of your wife's and your hard work paying off. Remember to put $240 a month aside every month, before you know it, those property taxes will be due again. Good to have you back on line, are you posting from work? :)

Agree whole heartedly. In fact I'm surprised your taxes and insurance aren't required by your mortgage company and held in escrow. $240/ mo is much easier than coming up with nearly $3000 in one chunk.

insurance and taxes are held in escrow.i have it set up to pay 350 a month into escrow.that way i pay over and have a good chunk of change left in it at the end of the year.as it sits after insurance and taxes where paid we have 820 in escrow.so buy december 2 i will have a extra 1170 sitting in escrow.

again thanks everyone.hard work it is.i have a 8 year plan to get all my re modeling done and if it is looking good enough to keep then we just might stick out the 30 year and the house will be what my girls get when i die.if the market is just too good to pass up then we will sell and try to get some property outside of town.

GD, when I bought my house the wife and I figured to be in it for 5 to 7 years and then move to something bigger. As luck would have it and as life styles evolve we are still in the same house-------36 years later. The hard part to swallow is that although it's been paid off for 13 years now it's somehow still under construction. Remodel this, remodel that. And do all the work myself.

i have a felling it will be the same with us.my wife has big plans and i have plans to get it looking top knotch on a budhet and sell.more then likley we will stay in it but i hope to sell and move.but with the chunk of change my wife will be getting we could pay off 3/4 of the house and have it all paid off with in 5 years after that.lots of options a few years down the road so i guess by then we will have some sort of joint plan.lol
